Completed in 2020, 88th Street Cottages is home to 27 detached homes on 3.8 acres off SW Archer Road, just west of Tower Road.
As the very first Cottage Neighborhood developed under Alachua County’s updated Land Development Code, the project introduced a new residential model focused on compact design, shared open space, and walkable community character. eda used our expertise to help translate adopted planning policy into a successful built neighborhood, establishing a local precedent for future projects of this kind.

Engineering
- Developed full construction plans for complete civil design of the project and all associated site improvements, including utility and stormwater infrastructure
- Received combined preliminary and final development plan approval from Alachua County
- Designed and permitted GRU water and sewer services
- Coordinated with Clay Electric to incorporate electric design into plans
- Received Environmental Resource Permit approval from the St. Johns River Water Management District, including design for new stormwater basins and stormwater calculations
Surveying
- Prepared detailed boundary & topographic survey of the subject property showing the locations of trees, above-ground improvements, and underground utilities
- Prepared a subdivision plat
- Prepared legal descriptions and sketches for zoning request as well as various easements
Planning
- Prepared and processed a rezoning application from Agriculture to R-1a (Single Family), to update the zoning district to be consistent with the property's underlying Low Density Residential Future Land Use designation, receiving approval from the Planning Commission and BOCC
