the brief
An approx. 22,000 SF cultural center that will serve as a Dance and Music Academy, an art gallery, and a Black Box Theatre. The building will include spaces for dance instruction, music instruction, rehearsals, and performances, as well as a physical therapy room, a kitchen, a laundry room, storage rooms, dressing rooms, and administrative offices. A large natural multipurpose space behind the building will be available for open air painting, yoga and meditation classes, and other outdoor events. eda worked closely with the client and architect to thoughtfully and efficiently develop an overall site layout that meets the varied needs of Dance Alive, Pofahl Studios, and the community.

Engineering
- Conceptual site design
- Full construction plans for engineering site design, including detailed utility plan and paving, grading, and drainage plan.
- Environmental Resource Permit from the St. Johns River Water Management District, including stormwater calculations and design for a new stormwater basin
- FDOT driveway and drainage permit.
- Prepared and submitted a major development plan application to City of Gainesville for approval by Development Review Board
- Designed and permitted water and sewer services with GRU and incorporated GRU electric design into civil plans
Planning
- Feasibility/due diligence for site selection
- Prepared a Small-Scale Comprehensive Plan Amendment (land use change) to Planned Use District (PUD) and prepared an application for rezoning to Planned Development (PD) for consideration by the City Plan Board and City Commission to Planned Development (PD) Conditions within the proposed PUD and PD provide for landscape buffering to minimize impacts on the residential areas and allow less specific standards for the innovative development.

- Boundary and topographic survey with utility locations and wetland lines
- Legal sketch and description of Ingress-Egress Easement
- Specific purpose survey showing the location of traceable underground utilities in the vicinity of a proposed water line connection, a proposed sewer connection, and a proposed driveway connection
