San Felasco Tech City (SFTC) is a pioneering mixed-use development located on 82 acres along US 441 in Alachua, Florida. This first-of-its-kind community unifies residential, commercial, and recreational spaces into a sustainable, live-work-play community.
The community has attracted a diverse range of over 60 companies, including tech startups and established companies like Siemens and Vobile. SFTC exemplifies a forward thinking approach to community development, blending environmental stewardship with economic growth to create a vibrant, self-sustaining ecosystem for residents and businesses alike.
eda has been a key partner in this visionary project since its inception in 2018, providing full-service support through civil design, land planning, surveying, permitting, and ongoing construction administration. Our team has worked closely with the developers to ensure the project’s success through multiple phases of development. As of 2025, eda is in the process of designing Phase 5, and continues to support our client’s mission and vision.

Engineering
- Developed full construction plans for complete civil design of the project and all associated site improvements, including utility layout & coordination, parking lot and roadway design, and master drainage design in 5 phases
- Designed and permitted an extension of the main sanitary sewer and water lines along approx. 1,800 LF of US Hwy 441 on behalf of the City of Alachua
- Designed and permitted a water main extension and roadway improvements through Phoenix Park, from San Felasco Tech City to the US Hwy 441 right-of-way line on behalf of the City of Alachua
- Developed plans and documentation for and managed the City of Alachua permitting process in five phases
- Obtained FDOT access and drainage permits for driveway connections and required improvements on US 441/SR 20
- Received Environmental Resource Permit approval from the St. Johns River Water Management District, including design for new stormwater basins and stormwater calculations
- Permitted stormwater modifications with WMD for each new phase (5 to date)
- Received approval by FDEP for the construction of water main extensions and a domestic wastewater collection/transmission system
- Coordinated with Duke Energy for design of electric service
- Provided construction administration services, including phased coordination with contractors/ utility providers and ongoing site visits & plan clarifications
Surveying
- Prepared detailed topographic surveys with elevations and tree locations
- Prepared boundary surveys
- Produced lot split surveys
- Prepared legal descriptions & sketches for easements and lot splits
- Prepared as-built and foundation surveys
Planning
- Master planning for the entire 82-acre mixed-use development
- Processed multiple applications for interpretation by the Land Development Regulations Administrator
- Processed a Future Land Use Map (FLUM) amendment and rezoning to change the 82-acre property’s designation to Corporate Park (CP), providing a unified/singular land use & zoning designation for the entire property and facilitating future development in a master planned corporate park setting
- Processed a Special Exception to allow a restaurant with a drive-through
- Processed an extension to a Temporary Use Permit to allow a container structure
- Processed a variance request related to signage regulations in the Land Development Code for a monument sign along US 441
