Traditional Neighborhood Development (TND) on 30 acres with 300 multifamily residential units and 13,764 sf of multi-tenant commercial space. As tenants move in, eda has provided and continues to provide additional survey, design, and permitting work for the individual commercial blocks, including O2B Kids, ALDI, and a mixed-use commercial block including gas station and drive-through.

Engineering
- Prepared and obtained Final Development Plan Approval from Alachua County for the overall project infrastructure, showing consistency with the approved Preliminary Development Plan.
- Developed full construction plans for complete civil design of the project and all associated site improvements, including utility and stormwater infrastructure.
- Prepared, coordinated, and secured Revised Final Development Plan approval through the Alachua County permitting process for each of 3 individual commercial blocks.
- Prepared as-Built surveys
- Received Environmental Resource Permit approval from the St. Johns River Water Management District, including design for new stormwater basins and stormwater calculations.
- Permitted stormwater modifications for each new block.
- Prepared and obtained GRU approval for utility permit applications aligned with the approved preliminary master utility plan for the overall project and individual blocks.
- Obtained FDOT access and drainage permits for driveway connections on Newberry Road and required intersection improvement at the Newberry / SW 122nd Street intersection.
- Processed a FEMA Letter of Map Revision to revise the effective floodplain map based on hydrologic changes associated with the development.

Surveying
- Prepared detailed boundary and topographic survey of the entire 30-acre subject property showing the locations of trees, above-ground improvements, and underground utilities.
- Prepared boundary and topographic surveys of each individual block.
- Prepared legal descriptions and sketches for right-of-way use permit, access easements, and utility easements.
- Prepared ALTA/NSPS Land Title survey of ALDI grocery store block.
