the brief
This six-story mixed-use building comprises an entire city block in the center of historic downtown Gainesville at 201 SE 1st Street. It consists of a 143-room hotel with residential units and 42,000 sf of commercial space. The project was born of a desire to attract more visitors to downtown and create more business locally. The private development provided the City of Gainesville an opportunity to reinvest in downtown and address aging infrastructure around the site. The project’s construction cost exceeded $32.8 million.

Engineering
- Prepared and full construction plans for engineering site design, including detailed Utility Plan and Paving, Grading, & Drainage Plan
- Submitted major development plan application package to the City of Gainesville, obtaining approval from the Development Review Board
- The project's location in the dense downtown area and being surrounded on all four sides by busy streets meant the project required extensive coordination and significant improvements in city right-of-way. eda coordinated improvements to the surrounding sidewalks and roadways through GCRA funding to improve accessibility to the site - providing a one-way design for a portion of SE 3rd Avenue
- Designed and permitted utility improvements with GRU, including electric, water, and sewer services
- eda worked closely with the City of Gainesville and the Department of Mobility to address drop-off and loading areas for the building
- Permitted major modifications to the existing Water Management District Permit for the site, including preparation of stormwater calculations demonstrating compliance with the master drainage system and coordination with City of Gainesville for stormwater credits in a master basin

- Detailed surveying of existing right-of-way on all four sides of the property and drafting easement sketches and legal descriptions for Gainesville Regional Utilities
