the brief
The Row is a mixed-use development along busy SW 13th Street/US Hwy 441, adjacent to the University of Florida. The building is 8 stories with approximately 7,955 square feet of non-residential on the lower floors, with 66 units and 182 total bedrooms on the upper residential floors. It has three stories of internal parking. The project’s location within the I-District Infrastructure Improvements Area (IIA) necessitated additional utility improvements.

Engineering
- Developed full construction plans for engineering site design, including detailed utility plan and paving, grading, and drainage plan
- Designed modifications to the existing public parking in city right-of-way to allow better ADA access for the site
- Obtained Environmental Resource Permit approval from the St. Johns River Water Management District, including stormwater calculations and design for a new stormwater basin
- Received Drainage Permit approval from FDOT
- Prepared, coordinated, and secured major development plan approval through the City of Gainesville’s permitting process
- Processed a revision to the previously approved Development Plan due to proposed site changes
- Provided construction administration services
Surveying
- Prepared detailed boundary and topographic survey of the subject property showing the locations of trees, above-ground improvements, and underground utilities
- Performed additional survey work to investigate the concrete footer and/or foundation along the southerly portion of the building directly to the North of the project site, and determine the extents of said concrete
- Performed additional topographic survey of 5th Avenue to support engineering design of the water main extension
- Prepared legal descriptions and sketches of easements
- Prepared as-built surveys
Planning
