Chesnut Village is a 33(+/-) acre residential subdivision in Alachua County located at the corner of S.W. Archer Road and S.W. 79th Way. Permitted in 2017 and built in 2020, the development consists of 137 single family residential lots, common areas, and approximately 4,940 linear feet of publicly dedicated roadways. eda also provided the design for required S.W. Archer Road improvements within the FDOT right-of-way, including significant intersection improvements such as the realignment of S.W. 78th Street. Permitting services included permitting with Alachua County, Gainesville Regional Utilities, St. John’s River Water Management District, and the Florida Department of Transportation. Prior to developing the property, eda planners changed the land use and zoning on a 20 acre portion of the parcel. eda surveyors performed boundary and topographic surveys and located underground utilities on the site. The limits of the topographic survey and underground utility location included a large portion of the adjoining state road right-of-way to assist with FDOT connection design requirements, and to support utility connection design. Upon substantial completion of the engineering design, eda prepared a subdivision plat suitable for recording with the Alachua County Clerk’s Office.
